Application Guidelines

How you Qualify.

We hope that you will find a rental property that meets all of your needs. For your convenience, the following is a brief overview of the general guidelines used to process an application.


You must pay all application fee(s) in advance for the application to be processed. Upon processing, if your application is approved, we will contact you to come view the unit. If you would like to move forward the security deposit will be due and you will up to fifteen (15) days to sign the lease. If you fail to execute the lease agreement for ANY reason, your security deposit will be forfeited as liquidated damages. If your application is denied, you will receive an Adverse Action Notice indicating the reason for denial within seven (7) days.


Tenant’s must have renter’s insurance naming the property as additional insured or pay $20.00/month to be added to the Landlord’s policy prior to moving in.


Any item listed below may be considered in the approval or denial of your application.

 

  • A completed application form – in order to tell us about yourself. Each adult wishing to live in one of our properties must fill out an application and be approved. All sections of each application must be complete and accurate. The application fee is $50.00 per adult.

  • Employment – in order to verify that there is adequate income to make rental payments. In general, we expect applicant to have been in current employment for at least six (6) months, and that income is equal to two to three times the monthly rental amount. Each applicant will be asked to provide recent pay stubs documenting at least one month’s income.

  • Rental History – in order to verify that the prospective tenant(s) has demonstrated a desire to meet lease obligations. In general, we want to verify the amount of current rent and that the rent was paid in a timely manner; that the property was kept in good condition; that there is no history of complaints from other tenants; that all lease obligations have been met; and, that the tenancy has been a positive experience.

  • Credit History – in order to verify that the prospective tenant(s) has demonstrated fiscal responsibility. In general we look for payments that are made on time, that there are no judgments or bankruptcy records, and that credit responsibilities are in line with income.

  • Criminal History – in order to verify that the prospective tenant(s) has demonstrated a reasonable respect for laws and authority, a criminal records report will be run on each applicant.


  • No Co-Signers – we do not accept co-signer's for rental units. The actual occupant(s) must qualify for the application to be approved.


  • Roommates – in order to verify that each prospective occupant(s) has demonstrated a reasonable respect for laws and authority, a criminal records report will be run on each applicant. Each occupant must qualify and remit a separate security deposit. (Immediate family and/or spouses are exempt).


  • A valid photo I.D. – so that we can assure the property owner that the person applying for the property is indeed the person moving in.

  • Authorization for us to verify information given on the application and to order a credit check.

 

In accordance with Federal law, no applicant shall be denied the right to rent a property based on applicant’s race, color, religion, national origin, sex, age, disability, marital status or familial status.
