Pet Policy

Riviera Rental Group Pet Policy

Tenants with pets will be required to agree to and sign an additional addendum to their Lease Agreement, which in part reads as follows:

 

  • Landlord specifically prohibits reptiles, birds, fish, rodents or insects to be kept at the premises. Furthermore, certain breeds of dogs are also specifically prohibited at the property, (including but not limited to, Akita, Staffordshire Terrier (Pit Bull), Chow, Presna Canario, Rottweiler, Doberman Pincher, German Sheppard, Shar-Pei, Siberian Husky, Wolf Hybrid or any other breed that is known to display an aggressive behavior).

  • Pets over 20 lbs. are not permitted at the property. Tenant shall pay, in addition to the base rent of the Lease Agreement, a monthly Pet Rent in the amount of $25.00 per month. Tenant shall also post forthwith with Landlord additional security in the sum of $250.00 for pets under 20 lbs. as a non-refundable pet deposit. The additional monthly pet rent and/or additional pet deposit under this Pet Agreement is not a limit on Tenants’ liability for property damages, cleaning, deodorization, de-fleaing, replacements and/or personal injuries as set forth in this agreement.

  • All pet dogs and cats must be housebroken. The pet may not be allowed to urinate or defecate on any unprotected carpet inside the premises. Tenant(s) shall immediately remove and properly dispose of any and all pet waste inside and outside the premises. There will be a two hundred and fifty ($250.00) charge assessed for each occurrence that Landlord cleans up of pet waste. Resident will have a sanitary waste remover commonly called a “Pooper-Scooper” or “Pet Scooper”, with them at all times while walking the pet outside the unit, and agrees to remove and properly dispose of any pet waste.

  • Tenant shall prevent the pet(s) from doing any damage to the rental unit or common areas or other rental units in the building or complex. Pet(s) shall not be fed or watered directly on any carpeted area in the rental unit. T enant shall not permit the infestation of the unit by fleas or other vermin caused by the pet(s). Tenant shall be jointly and severally liable for the entire amount of all damages caused by the Pet. If any item cannot be satisfactorily cleaned or repaired, Tenants must pay for complete replacement of such item. Pet odors and stains are “extraordinary damage” and NOT “normal wear and tear.”
